This is an upgraded STANDARD Inspection. It includes a free Maintenance Inspection (See below for details) 1 year after original to evaluate current conditions & make sure all is working as intended. Also included is a free DVD summary video of original inspection highlighting any issues that were uncovered which serves as a valuable aid in repairs/maintenance and for down the road, if selling the home. I will also accompany you on your final walk through of property to make sure conditions and repairs are satisfactory.

Basic Pre-Listing Inspections
Recommended for: Home Sellers
Our Pre-Listing Inspection is geared toward home sellers only. It includes only the basic, major defects, and some safety hazards. It does not include cosmetic damages, minor defects, suggested upgrades, or common information about the home (such as make, model, and capacity of the water heater) all of which is included in our Standard Inspections. This type of inspection is specifically designed for people who are getting ready to sell their home, and want to be aware of any major issues that may come up when a potential buyer has it inspected. A Pre-Listing Inspection can help prevent any surprises from scaring away potential buyers, at a lower cost than a standard home inspection. Whether you choose to fix any major issues, or to simply make potential home buyers aware is up to you. We are simply here to provide you with the information, CONFIDENTIALLY.
Move In Certified Inspections
Recommended for: Home Sellers
Move In Certified Inspections are meant for Home Sellers who want an additional marketing tool to attract potential Home Buyers to view their home. A Move In Certified sign posted in the yard tells people that your home has been inspected by an InterNACHI certified inspector, and there are no major systems in need of immediate repair or replacement and no known safety hazards. In addition to a professional-looking hard copy of the inspection report to display for home viewers, your report is also available online for interested buyers to easily view.
Here's how it works:
- We inspect your home and generate a printed report.
- If necessary, you choose what repairs (if any are needed) you want to make in order to meet "Move In Certified" conditions. We will help you in any way we can with the entire process.
- We come back and re-inspect for free and provide you with an addendum to your report to show that repairs have in fact been made, if needed.
- With your approval, we upload your inspection report for easy internet viewing. We provide you with a yard sign if all "Move In Certified" conditions (as described above) are met during either the initial inspection or re-inspection.

Investigative (Spot) Inspections
Recommended for: All
These Inspections are for anybody who wants only certain items checked out, such as a foundation, roof, etc. Please call for additional information and pricing.
Recommended for: Current Home Owners
Are you a home conscious person who takes pride and care of your home? Maintenance Inspections inform owners of the current condition of their home to ensure that all of its systems and components continue working properly. Preventative maintenance for your home is like regular check-ups to the doctor and dentist. A home inspector can not only identify current problems, but also make suggestions for repairs and preventative measures for potential problems.
Maintenance Inspections can help you prevent problems before they become an expensive reminder that proper preventative maintenance is a priority worth taking seriously. Maintaining the good condition of your home ensures you of a safe and comfortable place to reside, now and for years to come. It's the best way to protect your investment.
We will provide you with a professional report within 24 hours of the completed inspection. We recommend that you be present to get the most out of the experience, however it is not required. While this in not a full, Standard Inspection (unless requested), we will check the major areas of your home such as:

Warranty Inspections
Recommended for: All
This type of inspection is performed prior to expiration of your home warranty. It is used to take advantage of the features and benefits and see that necessary repairs guaranteed under your warranty are executed, should any damage or problems be discovered.
These Inspections are made for people who ONLY want to know if there are any MAJOR PROBLEMS with their new or potential investment. If you aren’t interested in hearing about cosmetic details, minor defects, or common information (such as type of siding, brick/block/slab foundation, etc.) then a Basic Inspection is the way to go. This type of inspection is NOT recommended for first time home buyers, but for those who are familiar with the real estate business. Basically, it’s a less time-consuming, low cost, to-the-point inspection.
Basic Inspections
Recommended for: Investors/House Flippers
Basic Inspections include, but are not limited to:

Walk/Consultation Inspections
Recommended for: Investors/House Flippers
Basically a walk and talk assessment of the property, checking for major issues. There is no written report or contract so we encourage you to take notes. Walk/Consultation Inspections can be customized to fit your needs. Please call to discuss details and options.
This inspection is also good for HOUSE HUNTERS/BUYERS who may want a more in depth evaluation of a potential home they are interested in (they can then get a STANDARD home inspection at a later date, if needed). We can even show up at an open house, if needed on a Sunday or whenever, just contact us and we will help in any way we can.
This inspection is another option for SELLERS who may just want a “quick evaluation” for a “heads up” on issues that a potential buyers inspection may uncover.
